Flexible, Efficient Lighting Controls for 107 Cheapside

Delmatic has supplied a range of lighting controls and sensors to 107 Cheapside in London, creating a highly energy-efficient and responsive lighting management system for this 10-storey multi-tenancy commercial and retail building.

Specified by consulting engineers Roger Preston & Partners and installed by Lorne Stewart, the lighting management system combines dimming in relation to occupancy and daylight with a high level of flexibility for tenants to configure their own systems. It also includes emergency lighting testing, monitoring and logging.

Delmatic’s powerful multi-circuit modules switch the landlord’s core lighting in response to both scheduled commands and presence/absence detectors while Metro One Ten DSI dimming modules provide flexible switching and dimming of tenant lighting. The latter system uses Delmatic multisensors throughout office areas to control the lighting in relation to light levels and occupancy. The tenant system uses an open Lon protocol to enable tenants to add other features such IP telephony or web browser control – or to integrate other services with the lighting controls.

The system is managed and monitored through graphical head-end software which displays the active status of the lighting. Any changes to the configuration of the lighting or the sensors are also made through the software. Consequently, the software enables lighting groupings to be configured to suit partitioning and open-plan zoning as well as enabling tenants to adjust lighting levels to suit their individual preferences and use of the space.

The complete emergency lighting installation is also tested, managed and monitored by the Delmatic system in accordance with BS EN 50172. Intelligent photocells monitor the performance of every emergency lamp and relay pass/fail data to the head-end PC for action by maintenance staff. As well as saving a great deal of time, compared to visual inspection, this arrangements simplifies installation and maintenance.
